Legal Compliance

Portuguese horizontal property law (Civil Code articles 1414.º onwards and Decree-Law 268/94, as amended by Law 8/2022) imposes specific duties on condominium administrators: annual ordinary assembly, formal minutes, statutory reserve fund of at least 10% of each owner's share of expenses, judicial action required within 90 days for debts at or above the Social Support Index (€537.13 in 2026) unless the assembly resolves otherwise, declaration of debts in property transfers. We implement each duty with documented method.

Operational Transparency

Each owner has 24/7 access to the Gecond Cloud platform: balances, payments, formal minutes, expense ledgers, contractual documentation, budget tracking. Bilingual reporting (PT/EN). No dependency on phone calls to obtain operational information about your own building.

Building Integrity

Annual Verification Plan for common areas — roofs, façades, electrical panels, gas systems, lifts (under their respective Portuguese statutory regimes). Each inspection has a designated technician, written report, and budget line. Reactive intervention handled through our network of technical partners in the Barlavento Algarvio when physical attendance is required.

Target persona

Who this service is for

Small to medium buildings — typically 4 to 20 units — located outside our presential operational area (Portimão, Lagos, Lagoa). Owners with absent geographic presence or predominantly international, where maintaining a local administrator with regular site visits does not add proportional value to the cost, but where legal, financial and communication structure must operate with method.

Typical profile: tourism-use or second-home buildings in the Algarve (Faro, Loulé, Albufeira, Tavira and surrounding areas), with units owned by British, German, French or Dutch nationals who want legal compliance and financial transparency without requiring an on-site administrator.

If your building has high density of daily operational incidents, a resident caretaker, or is located in a municipality where we already operate presentially (Portimão, Lagos, Lagoa), the appropriate option is our presential administration — not this service.

Assemblies by video-conference

Article 1.º-A of Portuguese Decree-Law 268/94 (added by Law 8/2022) expressly permits condominium assemblies to be held through means of remote communication — preferably video-conference. Formal convocation with proof of receipt, meeting chair, deliberations with vote results, minutes drafted and communicated to absent owners within the statutory 30-day window.

Permanent digital platform

Each owner has 24/7 access to the Gecond Cloud portal. Consult balances, payments, minutes, expense ledgers, contractual documentation, budget statement. No dependency on phone calls to obtain operational information about your own building.

Bilingual communication

Correspondence, convocations, minutes and reports in Portuguese and English. Designed for condominiums with a significant mix of international owners, who need to receive comprehensible documentation in their own language to validate decisions properly.

Physical operations, case-by-case

When physical intervention is required — site inspection after incident, supervision of contracted works, electrical panel reading, roof inspection — we activate our network of technical partners in the Barlavento Algarvio area, each with documented technical responsibility. There is no resident caretaker; there is a mobilisation plan triggered case-by-case.

Condoarade Remote Administration is not a theoretical proposal. It is active in two buildings outside the Barlavento, with owner profiles aligned with the persona described above.

Case 1 · Vilamoura

Building of 6 units

Predominantly international owners, absent presence. Annual assembly via video-conference. Accounts and minutes distributed via platform and email in PT and EN. Physical operations carried out on a case-by-case basis through local partners when required.

Case 2 · Faro

Building of 6 units

Similar absent-owner profile. Same operational model: remote administrative and financial management, physical interventions through the partner network activated case-by-case.

Transparent pricing

From €100 + VAT per month, up to 20 units

Single rate per condominium, regardless of the number of units up to the limit of 20. Above this size, we adjust. Buildings with high operational complexity (high density of incidents, large number of common areas, multiple ongoing contracts) may require a different structure — discussed in the diagnostic call.

Case-by-case physical operations, inspections, mandatory verifications and rehabilitation works are invoiced separately, based on the work actually carried out by the technical partners.
