Portuguese horizontal property law (Civil Code articles 1414.º onwards and Decree-Law 268/94, as amended by Law 8/2022) imposes specific duties on condominium administrators: annual ordinary assembly, formal minutes, statutory reserve fund of at least 10% of each owner's share of expenses, judicial action required within 90 days for debts at or above the Social Support Index (€537.13 in 2026) unless the assembly resolves otherwise, declaration of debts in property transfers. We implement each duty with documented method.

Owners with absent geographic presence or predominantly international, where maintaining a local administrator with regular site visits does not add proportional value to the cost, but where legal, financial and communication structure must operate with method.
Typical profile: tourism-use or second-home buildings in the Algarve (Faro, Loulé, Albufeira, Tavira and surrounding areas), with units owned by British, German, French or Dutch nationals who want legal compliance and financial transparency without requiring an on-site administrator.
If your building has high density of daily operational incidents, a resident caretaker, or is located in a municipality where we already operate presentially (Portimão, Lagos, Lagoa), the appropriate option is our presential administration — not this service.

Predominantly international owners, absent presence. Annual assembly via video-conference. Accounts and minutes distributed via platform and email in PT and EN. Physical operations carried out on a case-by-case basis through local partners when required.
Case 2 · Faro
Similar absent-owner profile. Same operational model: remote administrative and financial management, physical interventions through the partner network activated case-by-case.
Single rate per condominium, regardless of the number of units up to the limit of 20. Above this size, we adjust. Buildings with high operational complexity (high density of incidents, large number of common areas, multiple ongoing contracts) may require a different structure — discussed in the diagnostic call.
Case-by-case physical operations, inspections, mandatory verifications and rehabilitation works are invoiced separately, based on the work actually carried out by the technical partners.
